Property Investment Calculator

A property investment calculator takes price, financing, income and expenses and produces the standard return measures for a rental. Cash on cash return is usually the first, alongside cap rate, gross rent multiplier, net present value and internal rate of return. This site's calculator is that tool centered on cash on cash.

Each output answers a different question. Cap rate and GRM describe the property before financing. Cash on cash adds the loan and measures the return on your own money in one year. NPV and IRR add the holding period and the sale.

The calculator here builds the full income statement, subtracts the mortgage, divides by cash invested, and then solves backwards for the rent and the maximum price that hit a target return. It shows cap rate and the all-cash return beside the leveraged one so the effect of financing is visible. For multi-year decisions, the same cash flow feeds an IRR.
